After completing your education and assessment, and once all criteria have been met, you’ll receive a formal invitation to apply for your mortgage via email.

Upon pre-approval and acceptance into the Homebuyer Program, you’ll meet with our Homebuyer Team and continue your journey by:
- Completing additional homeownership classes.
- Participating in home construction and community engagement obligations.
- Committing to your future home and maintaining a healthy financial situation.

Our unique Pathway Education curriculum provides the personalized financial education and support you need to succeed. We understand everyone’s journey is different, and we’ll work with you to strengthen your financial foundation and prepare for mortgage readiness. With our trusted trainers and dedicated team by your side, you’ll gain the confidence and skills to achieve your homeownership goals.
Please note: Interested homebuyers are required to complete the Pathway Education curriculum before receiving an invitation to apply for homeownership. Completion of Pathway Education curriculum does not guarantee application approval.
An active email address is required to enroll in Pathway Education and to receive program communications.
How Habitat Makes Homeownership Affordable
Habitat homes are designed to be affordable for the long term — not just at move‑in.
We combine below‑market mortgages with local funding partnerships to keep monthly payments affordable while helping homeowners build stability over time.
Below‑Market Mortgage Rates
Habitat offers mortgages with interest rates well below typical market rates — often under 3% — helping keep monthly payments affordable.
Local Funding Partnerships
We work with programs like House Charlotte and other public funding sources to reduce costs through down payment assistance or payment subsidies when available.
No Traditional Down Payment
Instead of a market‑rate down payment, homeowners partner with Habitat through education, preparation, and community involvement.
Things to Consider
Since Habitat homes are made affordable upfront, there are a few long‑term considerations to be aware of.
- Homes include a resale restriction that gives Habitat for Humanity of the Charlotte Region the first opportunity to repurchase the home at a price aligned with the home’s market value at the time of resale — similar to what another qualified buyer would pay.
- Equity‑sharing provisions help keep homes affordable for future families and become more flexible over time as the mortgage matures.
- Once you are ready for Mortgage Application our Homeowner Services team will be available to explain these restriction in greater detail and answer any questions you may have.

Demonstrate the Need for Housing
To participate in Habitat Charlotte Region’s Homebuyer Program, you must not currently own a home and must meet at least one of the following guidelines. These criteria are designed to support long‑term stability and success as a future homeowner.
Paying more than 30% of your gross monthly income (pre-tax) on rent
Living in overcrowded or substandard housing, such as:
- More than 2 children sharing a room
- 2 children of different genders sharing a room
- Children sharing a room with adults
- Multiple adults sharing a room
Experiencing housing instability or limited housing options, such as:
- Living in Public Housing
- Participating in a housing assistance program
- Renting a room from a friend or family member

Ability to Pay an Affordable Mortgage
The ability to afford your mortgage is essential to successful homeownership. We want you to thrive in your new home for years to come.
To be eligible for a Habitat Charlotte Region mortgage, you must meet the following financial criteria:
Income must be stable
Applicants must earn at least $45,000 annually and no more than 80% of HUD’s Area Median Income. View HUD income charts for Iredell, Mecklenburg, or Gaston counties.
Two years of continuous employment
You must be at your current job for one year OR at least three months if you left your previous job for better pay or benefits.
No delinquent debt
This includes past due accounts, collections, judgments, liens, and/or repossessions at the time of application.
No more than $15,000 in medical collections
No more than 30% usage of maximum available credit limit
This includes outstanding (revolving) debt, excluding car loans, student loans, medical debt, and other secured debt.
No recent bankruptcy filings
Any bankruptcy must have been discharged for at least two years by the time of application.
Must meet our minimum Debt-to-Income Requirement
The ability to pay all current monthly debts that have more than 12 months of payments remaining plus the ability to afford the estimated mortgage payment in addition to these existing debts.
Applicants are encouraged to pull their FREE credit report from www.annualcreditreport.com to understand debts and any barriers to pre-approval.
What if I'm Not Approved?
Some applicants might need more time or support to become mortgage‑ready. If that happens, we’ll explain why and help connect you to trusted financial counseling or other resources.
Don’t worry, many people successfully re‑enter the program later.

Committing to Partnering with Habitat
Purchasing a home through Habitat Charlotte Region doesn’t require a down payment like a typical market-rate mortgage. Instead, families agree to partner with us by:
Performing 150-225 Volunteer Hours
as a Homebuyer-in-Process (HIP), which includes education hours, construction hours, and community engagement opportunities.
Living and/or working in our service area
Mecklenburg County (except for Mint Hill and Matthews), Iredell County, or Gaston County for at least the last 12 months. Approved applicants must have legal residence in the U.S. (Permanent Resident Card, Naturalization Document, or Birth Certificate).
Committing to a safe and drug-free community
Habitat Charlotte Region does not conduct criminal background checks for homebuyer program participants; however, sex offender checks are required.

How long can I expect the process to take?
Most participants complete their homeownership journey with Habitat Charlotte Region in 2 years.
What if I am not approved?
If applicants do not meet our criteria for homeownership, and are not selected into the program, they will receive a letter with a description of the reason and a list of HUD approved Financial Counselors or a referral to another qualified organization. Applicants who have been declined are invited to re-enter the Homebuyer Program for assistance.
Is an active email address required?
Yes! We need program participants to have a valid and active email address in order to complete the Pathway Education registration process and upon completion, receive a link to apply. If you do not have an active and valid email address and need assistance, we encourage you to contact a digital navigator by calling 3-1-1.
What if I have a criminal background?
After thorough review and evaluation, the Habitat Charlotte board approved to discontinue criminal background checks for the homebuyer and critical home repair program participants. However, sex offender checks will still be conducted for all program participants. This policy is effective as of December 1, 2024.
What residency status do I need to qualify?
Approved applicants for our Homebuyer program must have Legal residence in the U.S. proven by a Permanent Resident Card, Naturalization Document or Birth Certificate or are a natural born citizen. However, anyone can participate in Pathway Education.
