Homebuyer Program Qualifications
Need for Housing
To participate in Habitat Charlotte Region’s Homebuyer Program, you must not currently own a home and must meet at least one of the following guidelines:
- Currently paying more than 30% of your gross monthly income (pre-tax) on rent
- Living in overcrowded or substandard housing, such as:
- More than 2 children  sharing a room
- 2 children of different genders sharing a room
- Children sharing a room with adults
- Multiple adults sharing a room
- Experiencing housing instability or limited housing options, such as:
- Living in Public Housing
- Participating in a housing assistance program
Stable Income
Applicants must earn at least $45,000 annually and no more than 80% of HUD’s Area Median Income. View HUD income charts for Iredell, Mecklenburg, or Gaston counties.
Two Years of Continuous Employment
Applicants must have been in their current position for at least three months. In addition, they must have at least two consecutive years of employment history, with no employment gap exceeding 60 days during that two-year period.
No Delinquent Debt
This includes past due accounts, collections, judgments, liens, and/or repossessions at the time of application.
Limited Medical Collections
No more than $15,000 in medical collections.
No More Than 30% Usage of Maximum Available Credit Limit
This includes outstanding (revolving) debt, excluding car loans, student loans, medical debt, and other secured debt.
No Recent Bankruptcy Filings
Any bankruptcy must have been discharged for at least two years by the time of application.
Must Meet Our Minimum Debt-to-Income Requirement
The ability to pay all current monthly debts that have more than 12 months of payments remaining plus the ability to afford the estimated mortgage payment in addition to these existing debts.
Committing to Partner with Habitat
Purchasing a home through Habitat Charlotte Region doesn’t require a down payment like a typical market-rate mortgage. Instead, families agree to partner with us by:
- Performing 150-225 Volunteer Hours as a Homebuyer-in-Process (HIP), which includes education hours, construction hours, and community engagement opportunities.
- Living and/or working in our service area – Mecklenburg County (except for Mint Hill and Matthews), Iredell County, or Gaston County – for at least the last 12 months. Approved applicants must have legal residence in the U.S. (Permanent Resident Card, Naturalization Document, or Birth Certificate).
- Committing to a safe and drug-free community. Habitat Charlotte Region does not conduct criminal background checks for homebuyer program participants; however, sex offender checks are required.
