Habitat Charlotte Region’s greater construction efforts also consist of an Existing Homes program and the flourishing Critical Home Repair program.

New Home Construction

Habitat Charlotte Region believes that homeownership is a major key to a family’s safety, health, stability and financial freedom. New homes are sold to Habitat homebuyers with an affordable mortgage; that is, a monthly payment that does not exceed 30% of their income. In exchange, Habitat homebuyers invest hundreds of Sweat Equity hours prior to purchasing their new home.

Critical Home Repair

The need for affordable housing is not only an issue faced by rent-burdened families, but also those on a fixed income living in homes in need of major repairs. Critical Home Repair (CHR) allows older homeowners to remain in their homes and age in place while also preserving the city’s affordable housing stock.

Critical Home Repair addresses health and safety concerns in several areas of the home, and qualifications are based on multiple factors, including household income, tax assessment and more.

Open Market Homes

Habitat Charlotte Region’s Open Market Homes program is designed to offer reasonably priced homes to families and individuals who qualify for their own mortgage, and fit certain income qualifications (currently 80% Area Median Income or less).

We acquire existing properties in the area, in many cases by buying back Habitat-built homes from their original owners. Our construction team goes through the home, provides any needed updates and cosmetic repairs, and then makes these properties available through our Open Market Homes program.

Existing Homes

Occasionally, Habitat Charlotte Region’s construction team will purchase (or will have donated) foreclosed, vacant or incomplete homes to fix up and resell to Habitat homebuyers. This element of the affordable housing ministry impacts the community in two ways:

  1. Addresses the need for more affordable housing.
  2. Stabilizes neighborhoods with high-foreclosure and high-vacancy rates that are more vulnerable to crime.
Green Initiatives

Habitat Charlotte Region is committed to building and repairing homes in the greenest manner possible, and believes that energy efficiency is a major part of the affordable housing solution. The organization’s green goals are pursued through construction materials and practices, recycling programs, and ongoing research for ways to improve all sustainability efforts. Habitat Charlotte Region currently participates in the System VisionTM and EnergyStar programs.
